How do I regain rights to a home I own that is under a lease option contract where the lessee is in default? - lease to own homes in utah
I live in Utah. The tenant has sublet or rent the property (which is not a bad thing). The lease says that if the tenant does not pay, he must send a notice of default (and wrote) by fax to the tenant. The tenant has 5 days to cure the default (not available). Since not, I now have the right to terminate all their rights to property. I'm not necessarily want to evict the current tenants. I am willing to an agreement with them, so they remain able to write. I need to know also whether there is anything I can ignore the regulatory side of the tenant and jump to the current tenant and signed a contract with them and they would just have me start.
